How often can you check my property?

We offer flexible schedules depending on your needs and chosen service tier. Visits can be weekly, fortnightly, monthly, or on a custom schedule. We also offer one-off checks if you need a single inspection.

Do you send photos and videos?

Yes. After every visit you receive photos and, where helpful, short videos showing the current condition of your property, both interior and exterior. We provide clear written notes alongside the visual record.

Can you check an empty villa or apartment?

Absolutely. Empty properties are a core part of our work. We check for leaks, damp, humidity, pests, security issues, and general condition, and we can arrange regular airing and ventilation if needed.

Do you work with overseas owners?

Yes: this is exactly who we serve. Most of our clients live in the UK, Netherlands, Germany, Portugal, or elsewhere and own property in our local Aljezur-to-Burgau service area. We are your trusted local eyes on the ground.

Can you arrange maintenance?

Yes. If we spot an issue during a check, we can coordinate with local tradespeople we know and trust: plumbers, electricians, builders, gardeners, pool technicians, and cleaning services.

Can you meet tradespeople at the property?

Yes, we can provide access, stay on-site while work is carried out, and report back to you with photos and notes on the completed work.

Can you install smart locks?

Yes, smart lock installation is one of our specialist services. We can fit smart locks that let you control access remotely: great for owners, guests, cleaners, and contractors.

Can you help with CCTV?

Yes, we install practical CCTV systems for property owners who want visibility while they are away. This includes camera placement, setup, and remote viewing so you can check in from anywhere.

Can you help prevent leak and humidity damage?

Yes. We install water leak sensors, humidity monitors, and electronic stop taps. We can also advise on dehumidifier placement and set up connected dehumidifiers. Early detection prevents expensive damage.

Is the buyer inspection a formal survey?

No. Our local property inspection for buyers is a practical, independent visit service: it is not a structural survey and does not replace a qualified surveyor, architect, engineer, or solicitor. It is designed to give you an honest, independent look at a property before you commit further.

Which areas do you cover?

We focus on Aljezur, Vale da Telha, Arrifana, Odeceixe, Marmelete, Monchique, Lagos, Praia da Luz and Burgau. Marmelete remains in scope because it sits on the route toward Monchique. If your property is outside those locations, please ask and we will be honest about whether we can help reliably.

How do the service tiers work?

Can you help with rural properties?

Yes. We regularly work with rural properties, quintas, cottages, and properties in more remote parts of our service area, especially around Aljezur, Odeceixe, Marmelete, and Monchique. Distance and access are discussed as part of setting up your service.

We can suggest names of local professionals we have worked alongside, but we do not provide formal recommendations or endorsements. The final choice of solicitor, architect, surveyor, or engineer is always yours.
